Cleevelands would include a mix of new homes of varying sizes and types. It is expected that up to 40% of the new homes would be affordable housing, which are homes available for rent or purchase on a shared equity basis. There would also be new homes suitable for retired people. It would be a place for all members of the community to live and work.

The employment units would be suitable for start-up and expanding local companies.

Cleevelands would incorporate the principle of ‘Secure by Design’ to ensure that the development would not only be an attractive place to live but also safe for residents, employees and visitors, including people from near-by houses who are expected to use the proposed network of footways, cycleways and open space areas.

All new homes would be constructed to level 4 of the Code for Sustainable Homes which means that they would be well insulated and be efficient in terms of energy and water use. Some of the energy needs of the new homes will be provided from on-site renewable energy sources, including solar energy. The commercial and other buildings would also be built to a similar high standard of energy efficiency.

The community facilities are still being considered and your views would be particularly welcomed. A new community hall is proposed which would be suitable for youth groups or other organisations. The high street is expected to include a convenience store, small shops, small workshop/office units, residential accommodation and potentially other uses. Discussions are still ongoing concerning any healthcare and education facilities which may be included.

Cleevelands would be constructed using sustainable materials which would be sourced as close to the site as possible. Provision would be made for each new home and employment unit to possess appropriate recycling facilities with the potential for a community composting facility associated with the extension to the allotment gardens.

Enquiries made of water, sewage, electricity, gas and telecommunication providers have demonstrated that there would be capacity to serve Cleevelands with only some localised upgrading works. The existing overhead electricity line would be diverted around the edge of the site.

A package of financial contributions to improve other facilities within Bishop's Cleeve would be part of the Cleevelands proposal.
