Welbeck is fully aware of the flooding event which occurred in 2007. Detailed work has been undertaken based on the stringent requirements of the Environment Agency to establish the extent of any floodplain. Based on the 'worst case' scenarios, including climate change, the 2007 event and blockages occurring along Dean Brook, the extent of the floodplain has been modelled and agreed with the Environment Agency. No houses or other buildings would be erected within the floodplain. Indeed, the opportunity exists to improve the existing flood storage capacity along Dean Brook.
Surface water does collect on the site because of the clay soil. The proposal would include extensive areas of swales and ponds to accommodate the surface water drainage. The rate at which surface water discharges into the watercourses would reflect the current situation.
Underpinning the planning of Cleevelands has been the desire to promote travelling by means other than the private car. Within the development there would be easy and safe access on foot and cycle to the facilities provided. Connections would be made to existing footways and cycleways to allow easy access to the centre of Bishop's Cleeve and other destinations. Provision for secure cycle parking would be made as an integral part of Cleevelands.
Bus access could be provided by diverting existing bus routes through the site with all the homes being within easy walking distance of a sheltered and safe bus stop. Any changes to the existing routes would seek to improve bus service provision for the wider community, such as appropriate financial contributions made to improve services. The details of any such service changes remain subject to agreement with local bus operators and the County Council.
A new junction on the A435 is proposed and would be the main access. At the moment, whether the junction would be a roundabout or a traffic light controlled t-junction has not been decided - do you have any views? Safe crossings of the A435 would be provided for pedestrians and cyclists. To provide a convenient access for existing residents south of Hayfield Way to get to the proposed facilities, a secondary access is proposed by extending Little Acorns across Gilders Brook. Access to properties along Little Acrons would remain unaltered. This secondary access will be carefully designed to limit traffic movements into the Cleevelands site but would allow access for pedestrians, cyclists and potentially the diverted bus routes.
